Getting Ready to Sell Your Property

Have a look at your property before putting it on the market to see what, if any, decorating or cleaning has to be done before selling. A well-presented home ALWAYS sells because, as you are aware, first impressions are everything.

We list your Property

Simply give us a call, and we'll show up with a listing sheet and a camera to take pictures. It is usually essential to have any plot drawings and floor plans you may have on hand for the realtor, since these will contain all the layout and size information that any potential buyer will need to know. This gathering will confirm the following:
* The asking price, which our representatives are pleased to advise on in light of the current state of the market.
* The agreed-upon commission rate
* The extent to which we, as the agent, can advertise (some of our customers choose to be more discreet with their sale, and we are pleased to comply with such a request).
* Exclusive or Non-Exclusive agreement signed

CONDUCTING A PROPERTY VIEWING

Viewings can take place during business hours, which are Monday through Friday from 8 am to 5 pm, as well as after hours and on the weekends, depending on the buyer's availability. Before confirming a time with a potential buyer, we will make sure the time is appropriate.

When inspecting a property, one of our agents is always present; once we have the key, you are not required to be there. However, we have found that having you, the owner, present during a viewing tends to be advantageous because you can give a more in-depth understanding and description of your house, and buyers tend to really appreciate that. We never take a client to see your property without getting permission from you, the owner.

Finding A SUITABLE BUYER

It could take a few days to a few months, depending on the market's demand. In an effort to secure a rapid sale, On Point home Management & Concierge is able to maximize the exposure of your home through a variety of advertising channels and our client database.

SHOULD AN OFFER BE MADE

We will notify you verbally and in writing as soon as a potential buyer has made an offer. There are no legal duties on either side until a contract is signed, which will be a condition of the offer. There may be a process of price negotiation and this can be difficult, but by working with On Point Property Management & Concierge will try our utmost best to get you the offer possible.

IF YOU ACCEPT THE OFFER

To create a contract of sale, you must hire an attorney. The purchaser's attorney will then get this and make the appropriate inquiries, complete a suitable local search, etc. before moving forward with the exchange of contracts.

EXCHANGE OF CONTRACTS

Your attorney will want specific paperwork from you in order to prepare your contract of sale, including title documents, utility bill and land tax payment receipts, as well as documents proving compliance with planning and building codes. Some circumstances need for further paperwork.

The purchaser's attorney will then get these for review. Numerous specific queries may be used during this verification process.

The contract will be signed and the buyer will send your attorney a cheque for the deposit, which is typically 10%, when the purchaser's attorney has gotten a satisfactory local search and, if appropriate, a copy of the buyer's mortgage offer. The contracts can then be exchanged, and the deal is now final and binding.

EXCHANGE OF CONTRACTS PT2

Following the Exchange, the sale's final phase may take close to 12 weeks. The remaining purchase money is given to your attorney by the buyer's attorney. At this time,  real estate fees and legal fees are paid.

COSTS INCURRED BY THE SELLER

Property Transfer Tax for land only – 2.5% of the Purchase Price.
Property Transfer Tax for house and land – first $150,000 exempt 2.5% on the excess.
Legal fees – Approx 1% to 2% of the Purchase Price (plus 17.5% VAT).
Stamp Duty – 1% of the Purchase Price
Land Surveyor’s fee – Approx. BDS$1,500.00 (plus 17.5%VAT)
Early mortgage termination fee – There is often a fee when a mortgage is terminated before the agreed time period. (Rates vary dependent on financial institution.)
Standard real estate fee 4% to 5% plus 17.5% V.A.T.

CHECK LIST:

1. Copies of the title deeds / title certificate (be sure the originals will be delivered after completion).

2. A copy of the property’s lot plan that is no older than 20 years; make sure the original will be delivered upon completion.

3. A copy of the current land tax bill, receipt and certificate.


4. A copy of the most recent water bill and, if applicable, a receipt

5. A copy of the most recent electricity bill and, if applicable, a receipt

6. Copies of all Town Planning applications, permissions, approved plans and certificates of compliance relating to the property.

7. Copies of all leases of the property or any parts of it, if applicable.

8.  If there is a building on the property, property insurance policy in respect of it.

9. Copy of NIS clearance certificate.

10. Copy of BRA clearance certificate.

11. Input tax clearance certificate.

12. If you own the property through a company certified copies of all of the corporate documents.

13. Consider obtaining a land surveyor’s boundary certificate.

14. Full inventory of furniture being sold with property (if applicable).

15. Keys to all doors and locks for the property.  These are to be handed over once the sale has been completed.
