We will let the landlord know the moment you make a decision on a property. If both parties decide to move forward, we will prepare the necessary papers, producing an agreement that all parties must sign.
Prior to the start of the tenancy, an inventory of the property's contents and state is usually produced. Both the tenant and the landlord will receive this.
In some cases the landlord may require documents such as a job letter, reference from a previous and or professional reference letter and or close friend or family member.
In some cases ID can be required and a screening process is done. Usually this is an extra step that provide additional security to landlords.
Prior to the start of the tenancy, it is standard practice to request payment of the first month's rent, the last month's rent, and a security deposit (often one month's rent). Depending on the terms of your agreement and the results of the inventory check-out report, the security deposit will be returned to you at the end of the lease.
The value of your house as a rental will be important to you. After seeing your property, we will be pleased to provide you with a quote. Checking comparable properties to your own might provide you with yet another reliable indicator of the rental value.
You only pay commission when we successfully rent out your house, which is fantastic news.
UNFURNISHED OR FURNISHED UNIT FOR RENT
Your home may be rented furnished or unfurnished. We can advise you on what would be best to do once we have seen your property.
SETTING UP A VIEWING
There will always be a On Point Property Management & Concierge agent on site. If we have the key to the property, we shall first ask your permission to enter on a particular day with a client. Some owners prefer to be present and we welcome this.
THE LEASE
A lease is a legally binding agreement between the tenant and you, the landlord. The type of lease you receive vary based on your and the tenant’s requirements. Our brokers have a wealth of experience in creating custom leases, and they take care of getting the tenant to sign them prior to the start of the rental period.
Most landlords want the first and last months’ rent in addition to a security deposit, which is typically equal to one month’s rent. Before giving the tenant the keys, this should be in your hands.
AN INVENTORY
It is recommended that all landlords create an extensive inventory, which the renter must review, sign, and then return to the landlord. At the end of the rental, any missing or damaged items may be subtracted from the security deposit.
RESPONSIBILITIES OF THE LANDLORD
The leasing agreement will include a list of them.
COSTS INCURRED BY THE LANDLORD
The following is a breakdown of our commission fees: Should a rental be for a year or longer, we charge one month’s rent + 17.5% V.A.T.
We charge 10% plus 17.5% V.A.T. each month for rentals lasting more than three months but less than a year.
